4. Does my shed have to comply with any regulations?

Yes. All structures must comply with setback requirements and sheds must meet Accessory Use setbacks and rear lot coverage requirements.

An easement grants access to private property for utility installation and maintenance. No structure, fence or tree may be placed in an easement without the written consent of all utility companies that have the right to access an easement. Your survey will show all easements that are located on your property.

A Plan Commission or Zoning Board of Appeals Public Hearing is a meeting open to the public concerning a proposal to change the City Ordinances or change a City zoning classification which may impact surrounding property owners. At this meeting property owners are given the opportunity to comment and give feedback to the Plan Commission or Zoning Board of Appeals and Common Council.

A setback is the required minimum horizontal distance between the front, sides and rear of the lot to the building.

The Zoning Department controls the use and development of land and buildings for the health, welfare and safety of the community.

9. What is lot coverage?

Lot coverage is the percentage of the overall area of a site that a building occupies. It is calculated in the following way: Building area under roof at ground level divided by the total lot area = lot coverage %.

10. What do I need to do to have a special event at my business?

11. When do Plan Commission Meetings usually take place?
